Our fees are charged to the purchaser, unless explicitly stated otherwise in the advertisement.
Our rates are understood to include VAT at the rate of 20%.
The fees for our search service are as following:
If you only partially make use of our search service, e.g. to go and view a property in your place, our working hours and travel costs will be invoiced. For price negotiations, 12.5% + VAT of the difference between the demonstrated asking price and the final purchase price is due.
The sale prices shown in our property listings include agency fees. Unless otherwise stated in the listing, the agency fee is payable by the buyer.

The fee is only payable if the search results in the purchase of a property.
When a property is listed with another estate agent, we aim to work together whenever possible. In that case, the agency fee is shared between the two agencies and our fee is usually covered in full by the selling agent, at no additional cost to you.
If, as part of our search, we find a property that is not yet on the market and the owner appoints us to handle the sale, our standard sales fees apply. In that case, no separate property search fee is charged.
If you have already found a property and would like our support with the purchase, we agree a fee with you in advance, based on the level of support you require.
If you only need us to view and assess a property on your behalf, our fee is €250, plus €0.45 per kilometre travelled.
Written valuation report: €240 incl. VAT
This fee includes a visit to the property, an analysis of its characteristics and market positioning, as well as a written and substantiated valuation report.
The €240 incl. VAT fee is fully refunded if an exclusive sales mandate is signed with Beldemora within 6 months of the valuation.
